东北老工业城市房地产发展瓶颈 自中国房地产市场爆发以来，全国各大城市迎来了房价上涨热潮，这股热潮也带动了房地产开发商，各大楼盘如雨后春笋一般在城市中建立起来。可在住房资源不断提升的情况下，房价的攀升却并没有得到解决。除此之外，在东北一些老工业城市，人才流失，人口老龄化等问题也一直在制约着东北房地产经济的发展。 在东北一些大型二线城市如沈阳，长春，哈尔滨，平均房价基本都达到了一万五千元以上，在大连等沿海城市，更是达到了两万多元一平米的高价。虽然这个数字和北上广的房价相比只是九牛一毛，但不可忽视的一点是，东北的工资水平和消费水平远远没有跟得上房价的上涨。随着绝大多数高科技企业和新兴产业选址落户在南方，老工业基地的衰落，东北绝大多数人民的年收入并没有超过七万元人民币。而如此高的房价，在这样的工资基础上，就显得让人望而却步。 除了房价上的不合理性，另一个影响东北房地产经济发展的大问题就是人才流失所导致的住房需求不足。 随着绝大多数大学生毕业后选择去长三角，珠三角发展，留在东北的年轻人并没有那么多的住房需求，同时，东北高薪职业和大型企业的缺失也限制了年轻人对住房的购买力量。在这种情况下，很多东北二三线城市的新楼盘入住率甚至达不到30%。 最显著的一个例子就是辽宁省的鲅鱼圈市，在房屋入住率不到20%的情况下，曾一度成为所谓的“鬼城”。 然而，这个情况在鞍钢集团迁厂至鲅鱼圈市后得到了很大的改善。一个企业的选址不止为当地带来了非常多外来人口的住房需求，同时也提供了更多工作岗位，为本市居民提供了更多的薪资和购买力。 综上所述，在当下的阶段，想要改善老工业基地在发展上遇到的瓶颈，应做的举措一是做好房价的调控，让各地房价和消费水平相吻合，二是积极进行招商引资，提供更多就业机会，留住本地青年人才，拉拢外来企业定址东北，这样才能从根本上提升住房需求，拉动经济，从而解除东北老工业城市所面临的房地产瓶颈问题。 邵青来…
